Rental Policies

One of the ways to differentiate among companies competing to be your Rental Manager is to look at their policies. Consider if the policies are reasonable, well thought out, and result in protecting the interest of the property owner while being fair to all parties.

A copy of our policies and rules and regulations is given to each tenant or guest. Each tenant/guest must sign a statement acknowledging receipt of and agreeing to abide by the 4 Updated 4.26.20 policies and rules and regulations. Although this sounds simple, very few Rental Managers take the time and effort to ensure that each and every tenant receives and abides by the established rules and regulations, and policies.

Rules, regulations, and policies are intended to:

  • Ensure the quiet enjoyment of facilities. – Protect the interest of all parties.
  • Maintain the value of the property.
  • Provide order to owner/tenant/Management Company transactions.

Price’s Right Property Management recognizes the value of publishing the rules, regulations, and policies “upfront” to ensure an effective transaction with each rental. Even though rules are listed in their lease or posted somewhere in most rental properties, providing each tenant/guest a copy and requiring their signature ensures that there is no question and no misunderstanding.

Short & Long Term Rental Process For Unit Owners

Price’s Right Property Management will perform a full range of services relative to rental of individual properties. Under agreements with property owners Price’s Right Property Management will:

  • Collect deposits, rent, cleaning fees, security deposits and applicable fees.
  • Provide tenants with all required information including rules and regulations.
  • Provide tenants with a written lease confirming their rental dates, amounts, and terms.
  • Ensure proper check-in of tenants.
  • Communicate any problems to property owners and assist as necessary in resolution.
  • Establish rates based on owner needs, experience, and market conditions.
  • Disburse rental amounts, taxes, etc.
  • Ensure proper check-out of tenants and cleaning of properties following occupancy.
  • Disburse security deposits to tenants following deductions for damages within the allotted state-required time.

The ultimate goals of the Price’s Right Property Management rental process are to:

  • Meet the needs of the owner.
  • Foster repeat customers.
  • Foster long-term rentals.
  • Perform all services in a highly professional and effective manner

Another unique aspect of our rental process is that we take the time to review our process with our guests/tenants in person. We provide helpful tips, describe unique property features such as the location of recycling bins and mailboxes. General information such as this helps orient our tenants and make them feel more “at home” in your rental property. Price’s Right Property Management does these little things to ensure a good rental experience for everyone.

  • Rent Collections: The property manager will make all reasonable attempts to collect rent or other income due from tenants.
  • Security Deposit is held in an interest-bearing account.

  • Procedures and guidelines in place regarding fire safety for tenants and owners.

Vacation Rental Process for Unit Owners

Price’s Right Property Management will provide all services required for a rental property.

  • 24 hour answering service to respond to emergencies.
  • A superior departure cleaning service. (Can also be arranged following owner use of a property.)
  • Extensive advertising campaign including direct mail.
  • Repeat customers.
  • Payment to owners within 10 days of check-in.
  • Full compliance with all County, State and Federal rules, regulations, and statutes.
  • Strict adherence to applicable condominium rules and regulations.
  • Member of the Greater Manchester Nashua Board of Realtors; New Hampshire Apartment Association and Lakes Region Rental Association.

With Price’s Right Property Management owners have an easy job. Price’s Right PropertyManagement handles the taxes, renters, check-in & check-outs, etc. We send funds on a timely basis either by check, Venmo, or PayPal.

Example of Price’s Right Property Management Vacation Rental Policies for short term rental; AirBNB or VRBO Rentals (subject to change based on the needs of the client)

  • Service fees applies to all changes and cancellations to a reservation.
  • All payments must be made in full 30 days prior to scheduled arrival.
  • Cancellations within 30 days of scheduled arrival will not receive a refund unless approved by owner.
  • Standard check in time is 4:00pm. There is a $25 fee for after hour check ins.
  • Check out time is 11 AM.
  • Pets are never allowed in condominium rental units. 6 Updated 4.26.20
  • There is NO Smoking in any vacation rental property. There will be an additional cleaning fee $250 if a property is left in a condition where it needs to be extensively cleaned and deodorized due to smoking.
  • Reservations for specific units or floor locations cannot be guaranteed. We will do our best to accommodate.
  • Monthly rentals that begin the first day of the month must depart the last day of that month.
  • Lockout charge of $150 unless during office hours then the fee is $50.
  • Minor maintenance items or requests must be brought to the attention of the Management Company.
  • Rates for special event weeks will be higher.
  • Must be 25 years of age to make reservations.
  • No refunds will be given for equipment, appliances, or utility failures. We cannot guarantee the appliances, equipment, and utilities. We will make every effort to repair any failures as soon as possible but no refunds.
  • A $200 fee if all keys are not returned to Price’s Right Property Management.
Suggestions for Vacation Rental Home

A few tips, in addition to keeping your property safe & clean, to help guests enjoy their stay.

These little things apply:

  • Do not risk the loss of valuables. Anything of financial or sentimental value should be removed from the property prior to any rentals.
  • Plan on having carpets cleaned annually and possibly more often.
  • Inexpensive sets of pans do not hold up well and you are better getting a better grade.
  • Beach towels will reduce the need for guests to take your good towels to the pool or the beach.
  • Brighten the look with flower arrangements or other centerpieces for the dining room table and coffee table.
  • Have extra light bulbs available.
  • Keep a small toolbox with several screwdrivers, pliers, hammers, and an adjustable wrench.
  • Keep stocked with cleaning supplies: – A toilet brush for each bathroom. – Mop, bucket Broom & dustpan. – Glass cleaner, multi-surface cleaner, toilet/bath cleaners. – Squeegee, plunger.
  • Keep the kitchen well equipped so guests can enjoy preparing their favorite meals. Include some spices & extracts. If the pots and pans are worn replace them. It is always a nice additive to provide generic sandwich bags, plastic wrap and tinfoil.
  • Add rainy-day supplies: – Books, magazines – DVD, VCR tapes – Decks of cards – Puzzles and Board games. These items also make your home or condo family-friendly.
  • Keep extra air conditioner filters in the closet or if it is the type that needs to be removed and cleaned.

We suggest you stay in your property a couple of times each year to do any kind of “spring cleaning” as well as make any repairs or replacements that may be required. We always suggest that your home should be set up as you would like it so your renters will love it just as much as you.

Do not overlook worn blinds, a loose handle or sliding door that is difficult or other seemingly minor items. Maintaining your vacation rental property in near perfect condition will increase 7 Updated 4.26.20 the possibilities for happy vacationers and repeat rentals.

Owner Requirements

Any relationship requires reciprocal effort from both parties. The Price’s Right Property Management philosophy is to lessen the burden on the property owner whenever possible. However, certain information and decisions must come from the owner.

Vacation Property Management Requirements

During the initial sign-up process, we ensure that each property meets our standards. We also discuss your needs and desires and plans for your vacation rental property to allow our staff to work toward meeting your expectations. To get started we need:

  • Building, property, and mail keys (4 complete sets) / Guest Keys, Tenant Keys & Owner Keys- should be placed in separate code box or we will set up codes on a door lock system.
  • Unit inventory, property/owner information sheet
  • Active utilities including heat, water, internet, electric and cable.
  • Notification of black out period and/or other restrictions.
  • Written authorization for Price’s Right Property Management to collect taxes.
  • Completed and signed W-9.

Idena has been managing a condo of mine in New Hampshire for almost 10 years. I have multiple properties and have had a dozen or so property managers over the years. She is by far the best property manager I have ever had. She took over managing my property from a terrible property manager and quickly rectified the situation, which required a ton of work up front. She is a pro at a lot of different things: getting repairs completed quickly and aggressively at a fair price, filling vacancies (I honestly don’t think I’ve had a month without rent in the last 10 years), and she’s always available via text or a phone call if I have questions or concerns. She has a tremendous knowledge of the rental market in New Hampshire and is an expert at how to handle difficult HOAs / Condo Associations. There are probably property managers in NH that charge less than Idena but I implore you to take it from someone who had to learn this lesson the hard way: with property management you get what you pay for and Idena is worth every penny.
